The VHA partners closely with local private landlords in serving low-income families, elderly people, and people with disabilities. Particularly; through the Section 8 Housing Choice Voucher program, local landlords play an integral role in the VHA's mission.

FRAUD ALERT: It has come to our attention that someone is attempting to fraudulently obtain credit card information from our landlords. Although the caller ID appears to be our main phone number, VHA records show no calls were made from our offices. VHA staff will never ask you for credit card information over the phone. You should refuse to provide any personal financial information to someone claiming to call you from the VHA. Please contact Sasha Nichelson, Program Director, at 360-993-9541 if you have questions about a suspicious request for information.

LANDLORD INFORMATION PACKET

NEW LEASE OFFER/REQUEST FOR TENANCY APPROVAL*
To renew a lease with an existing Section 8 tenant, the landlord and tenant complete this document and provide it to the VHA 30 days or more before the effective date of the new lease. A copy of the new lease must be attached. Detailed instructions and an FAQ can be found here. You can print the RFTA/New Lease here.

*This version may only be used for existing teneants. New tenants must get a request for Tenant Approval form from their Voucher Team.

RENT CHANGE NOTICE
You can find a sample rent change notice here. You may use this notice or any standard notice. Rent increases may only be made once in a 12 month period. The notice must be received by the Section 8 tenant and the VHA 60 days or more prior to the effective date of the rent increase. Detailed instructions and an FAQ can be found here. All rent increases are reviewed by VHA staff for reasonableness through comparison of similar units in the area.

SAMPLE TENANCY ADDENDUM
A Section 8 landlord uses the lease of their choice. The lease must not conflict with the Tenancy Addendum which becomes a part of the lease.

Section 8 landlords enter into a contract with the VHA to receive housing subsidy payments. A sample contract is here.

SALE OF PROPERTY/OWNER ADDRESS CHANGE FORM
To change the owner information in our records, please complete a Owner or Address Change Form. If the owner or the owner name has changed, please also complete a new W-9 Form.

Listings are available to potential Housing Choice Voucher tenants seeking apartment units, duplexes, single-family homes or townhomes in the private market.
